We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Does the community have gated access? How do you enter the gate as a resident? How do guests enter the gate?
Our community does not have gated access.
How does a resident of The Metropolitan at 40 Park get a parking spot?
The Metropolitan at 40 Park offers parking for an additional monthly fee.
How do residents receive packages at The Metropolitan at 40 Park?
We have package lockers available to residents 24/7. You will receive an email and text message when a package is delivered to the lockers. Residents can also receive deliveries from certain carriers via the entry callbox system.

How much is the deposit at The Metropolitan at 40 Park? What additional fees do I need to be aware of when renting a home?
At The Metropolitan at 40 Park, there are one-time fees that include a $600 admin fee, a $120 COH (Certificate of Housing) fee, and a $50 application fee. There are also monthly fees that include a $5.75 Conservice fee. Utilities vary by usage.
Do you accept Section 8 vouchers?
We do not accept Section 8 vouchers at this time.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

When is rent due each month at The Metropolitan at 40 Park in Morristown?
Rent is due on the first of the month, with a grace period extending to the 5th day of each month. Late fees will start on the 6th day of each month.
Can the apartment homes at The Metropolitan at 40 Park in New Jersey be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
Is renter's insurance required for the The Metropolitan at 40 Park apartments?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.
How do security deposits work at this community?
Our community partners with Whale to manage security deposits in a secure and transparent way. Prior to move-in, residents are asked to create a Whale account and transfer their required security deposit into an FDIC-insured account in their own name. Funds held in the Whale account may earn interest while still meeting all lease requirements.
Why do we use Whale?
Whale allows residents to keep their security deposit in their own account, providing added transparency, security, and flexibility compared to traditional deposit handling.
